Research and Experimentation

In collaboration with the artistic direction, our department is constantly seeking partners who provide materials of the highest quality and durability. Inspired by natural elements from tradition, such as wood, glass, and plaster, our designers experiment with new solutions to create unique and harmonious environments.

We carefully select innovative materials and exclusive finishes, enhancing both local traditions and the need for functionality and ease of maintenance.

Outdoor Lighting

For outdoor lighting, six recessed light fixtures equipped with dusk sensors are planned, ensuring automatic activation at sunset. Only energy-efficient lamps will be used, in compliance with the latest regulations. The specific model selection and placement of the light fixtures will be determined by the Project Management to achieve an optimal aesthetic and functional result.

Green areas

The areas designated for communal green spaces will be properly leveled and tilled. Grass seeding will be carried out, and tree species selected by the Creative Direction will be planted.

Fencing

Along the boundaries with the internal road of the residence, a fence will be built consisting of a 50 cm high reinforced concrete wall with an overlying metal fence featuring vertical elements painted in a corten-effect color. Along the boundaries with the fields, Via Stradon, and other properties, a fence made of diamond-shaped mesh metal wire coated and fixed on wooden posts will be installed. Between private gardens, upon client request (extra specifications), a Photinia hedge can be planted.

External Paving of the Development

The common external paving will be finished with closed-graded asphalt concrete (asphalt).

The layers of the internal road within the Residence, in addition to the described finishing layer, will include: open-graded asphalt concrete (binder), stabilized bituminous mix, and stabilized natural granular mix.

External Paving, Within the Property

Construction of the external ground-bearing slab will be carried out by laying a layer of crushed stone beneath the reinforced concrete slab, followed by a layer of non-woven fabric, a 5 cm layer of fine gravel, and a cement block layer of approximately 5 cm. The type of finishing block will be determined by the Project Management in harmony with the overall design of the development.

Pool Paving

Construction of the external pool deck will include the installation of a non-woven fabric sheet as a base layer, a layer of crushed stone with variable thickness, a stabilized layer of variable thickness, a 16 cm reinforced concrete slab, a sloped screed, and a marble finish of the Biancone type, bonded in place. This finish, as well as the pool itself, will be considered an extra specification (extra specification for the pool).

The Terraces

The terraces will be constructed with a 25 cm reinforced concrete slab, insulated and waterproofed with a double-layer bitumen-polymer-elastoplastomeric membrane reinforced with continuous-filament polyester fabric (8 mm thick) and flame-welded. Rainwater drainage will be managed through an appropriate disposal system defined by the Project Management. The flooring will be made of porcelain stoneware, laid on an adhesive layer and a waterproof membrane, with the final finish chosen by the Project Management.

Terrace Railings

The terrace railing, designed to provide a clear view of the garden and surroundings, is made of tempered glass, offering exceptional impact resistance while maintaining perfect transparency. Stainless steel AISI 316 brackets, known for their durability and corrosion resistance, ensure a secure and stable fixation. The combination of glass and stainless steel gives a modern and refined look while ensuring high safety standards.

The garden

The garden areas will be developed on both sides of the house, featuring green spaces and concrete block paving around the building. The front area, adjacent to the living space, includes a large zone that can be furnished and designed for guest reception and social gatherings. For those wishing to transform the garden into a recreational area, it will be possible to purchase and install a swimming pool with the corresponding perimeter paving, turning the garden into a space for relaxation and well-being.
